What Sellers Need To Know About Their Final Walk Through Appointment

The final walk through appointment is an opportunity for buyers to revisit the property they have purchased just to be sure the property is still in the same condition as when it was last viewed.

These appointments usually take 20 to 30 minutes.

In an ideal world the best time for the buyer to conduct an appointment like this is the same day as the closing documents are signed at their lawyers.

The best time to sign these documents, is the day before closing & if possible the last appointment the lawyer has that day. This way the buyer can then schedule their final walk through appointment just before they go to their lawyers appointment. Should there be an issue or problem with the property they are on their way to their lawyers anyway so no extra time off work is needed, or extra expenses incurred, and their lawyer has enough time to contact your lawyer to rectify any problems.

Most often the final walk through appoinment is scheduled 2 to 4 days before closing, but there are no guarantees. This appointment is set up with you so it is at an acceptable time to all.

The Buyer's Agent will sign out the key to the property through Our Team and escort the buyers through the property, as the Sellers are not to be present for this appointment.

Below is a checklist of just some of the things that may be inspected during the buyers visit. Please be sure everything is accessible and in working order:

* Light fixtures, ceiling fans, door bells and smoke detectors.
* Included Appliances.
* Furnace in winter or central air in summer.
* Central vac & accessories, auto door opener & controls.
* Plumbing Fixtures.
* Previously agreed to repairs. (sellers should leave receipts out)
* Windows and screens.
* The water heater.
* Sellers should have manuals, pamphlets, warranties on appliances, furnace, central air, water softener, shingles,etc available.
* Sellers should have the names and phone numbers of companies providing yard-care, pool/spa maintenance and other repairs/services available.
* Keys to any out buildings should be available so they may be viewed
