Here is a wonderful checklist to use to keep your properties in tip-top shape! This list ensures important maintenance items are not overlooked. We thought we would share it with you. If you need a professionals assistance with any of these tasks just call our team & we can refer you to an expert.

1. Foundation and Basement

a. Check grading to assure that water will drain away from the house.

2. Doors and Windows

a. Check doors, windows, and trim for finish failure

c. Check for broken glass and damaged screens

d. Check screens and arrange to have cleaned.

e. Check hardware – lubricate moving parts

3. Exterior Walls

a. Check masonry for cracks and loose joints.

b. Check paint surfaces for paint failure.

c. Check siding and trim for damage or decay.

d. Check all trim for tightness of fit

4. Roof

a. Check for damage or loose shingles, blistered roofing, etc

b. Check underside of roof where accessible for water stains or dampness.

c. Check for damaged flashing.

d. Check for damaged gutters, & downspouts.

e. Clean gutters and down spouts.

f. Evaluate gutters and downspouts and other sheet metal for repainting.

g. Evaluate roof for future replacement.

h. Check vents and louvers for birds nests, etc.

i. Check fascia and soffits for paint failure and decay.

j. Check masonry chimneys.

5. Interior Surfaces                                            

a. Check all painted and natural finished surfaces for dirt, finish failure, and for required repairs.

b. Check all joints in ceramic tile, laminated plastic, and similar surfaces. Check caulking around sinks, bathtubs & showers.

6. Floors

a. Check for wear and damage- check particularly where one floor material joins another (ie. wood-tile, wood-carpet)

b. Evaluate for replacement or refinishing.

7. Electrical System

a. Check condition of lamp cords, extension cords and plugs-replace at first sign of wear and damage.

b. Check areas where wiring is exposed. Replace at first sign of wear and damage.

c. If fuses blow or breakers trip frequently, electrician should be contacted to determine cause and make necessary repairs.

8. Heating and Cooling System

a. Clean or change filter

b. Clean dirt and dust from around furnaces, condensing unit, air grilles and ducts.

c. Where neccessary have entire system checked by a qualified serviceman.

d. Remove window air conditioner in winter.

e. Clean and service humidifier and/or dehumidifier.

9. Plumbing System

a. Check faucets, hose bibs, and valves for leakage.

c. Septic Tank –May need to be pumped & rechecked.

d. Check water heater for rust/leakage

 10. Grounds and Yard

a. Drain outside water lines and hoses.

b. Clean window wells and storm drains.

c. Check driveways and walks for cracks and soil erosion.

d. Check all wood for decay and termites.
